The European Union is reinforcing its commitment to climate neutrality with the rollout of EU Directive 2024/1275, a key regulatory framework aimed at reducing the Global Warming Potential (GWP) of buildings. This directive will affect property owners and real estate professionals alike, including technical inspection firms such as Revicasa.
Background to the Directive
During a recent series of talks organised by Madrid City Council on the new General Urban Development Plan, we attended a presentation by María Teresa Verdú Martínez, Director General of Urban Agenda and Architecture, who underlined the importance of this directive and the EU’s role in achieving climate neutrality by 2050.
Regulatory Framework
Directive (EU) 2024/1275 sets out a framework for the national calculation of the Global Warming Potential across a building’s entire life cycle. This framework will be implemented through delegated acts, the first of which is to be adopted no later than 31 December 2025.
What climate neutrality means
Climate neutrality means cutting greenhouse gas emissions to a minimum and offsetting any residual emissions in order to achieve a net-zero balance. The EU has set this target for 2050 and turned it into a legal obligation through the European Climate Law.
The role of technical inspection
In this context, the technical inspection of buildings plays a crucial part. Assessing the current condition makes it possible to identify areas for improvement in energy efficiency and sustainability. At Revicasa, we are committed to delivering inspections that safeguard safety while promoting practices aligned with European regulations.
Implementing EU Directive 2024/1275 and energy neutrality
Implementation will require Member States to adopt specific measures to calculate and reduce GWP: promoting sustainable materials, improving insulation and incorporating renewable energy. Our inspections are designed to advise owners on adapting to these new standards.
What’s more, the transition towards sustainable buildings brings long-term economic benefits. Better efficiency lowers operating costs and increases the asset value of properties.
Conclusion
Directive (EU) 2024/1275 charts the path towards climate neutrality. At Revicasa, we are adapting our services to support our clients through the transition to more sustainable and efficient buildings, contributing to the European Union’s climate goals.
